Land
Land is a very scarce commodity, with ever-increasing pressures upon Local Authorities to utilise available land to the maximum. It can, therefore, be a very profitable consideration if you have a large plot, or a greater area with your adjoining neighbours, to consider development. However, the planning process can be a costly and complicated exercise if not dealt with appropriately.
David Burrell heads the Land department with a wealth of experience of land, new homes, planning and development matters. David oversees all Land related matters personally and is on hand to advise prospective clients on the appropriate process to realise maximum value.
Initially we provide a free and comprehensive Land appraisal. This involves a site visit to view the land in question to note natural features potentially effecting the site such as trees, topography and natural inhabitants, adjoining property relationships and access.
‘Desk top’ research is then undertaken. A schematic drawing can then be instructed, if appropriate, to consider the siting of the proposed unit/s having regard for access, siting and density, mindful of Local Council Policy and National Planning Policy Guidelines.
Once a value has been agreed, we can arrange a sale to suit you. This can take the form of, and advice will be given on, the various types of contract for sale, including:
