Letting - Landlords

Tenant Find Only

For landlords who wish to manage their property themselves, a fee of 7.2% (Inc VAT) applies, for this we offer a comprehensive tenant find service, which includes:

  • Comprehensive marketing campaign for your property
  • Accompanied viewings
  • Execution of negotiations on tenancy arrangements
  • Obtaining written references, including CCJs and bankruptcy searches on prospective tenants
  • Provision of legally binding tenancy agreement
  • Collection of tenant’s deposit & 1st registration under the Deposit Protection Scheme (£36 inc VAT per annum thereafter)
  • Contact with utility suppliers and local authority to advise of tenant’s occupation and responsibilities

We are always happy to advise on inventory preparation, property condition, furnishing options and electrical/gas safety checks.


FURTHER OPTIONAL SERVICES AND FEES:

Inventory Fee (dependant on size & furnishings): (FOR PROPERTIES LARGER THAN 5 BEDS PLEASE REQUEST QUOTE)            
£66.00 - £240.00 (inc VAT) - new inventory make
£33.00 - £120.00 (inc VAT) - update of inventory             

Additional property visits:£60.00 (inc VAT)
• To attend for specific requests   

Renewal Fee £ 90.00 (managed) - £180.00 (rent find) (inc VAT)
• Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Arrangement Fee for agreed works over £1000: 12% of net cost
•    Arranging access and assessing costs with contractor;
•    Ensuring work has been carried out in accordance with the specification of works
•    Retaining any warranty or guarantee as a result of any works

Checkout Fee (dependant on size & furnishings)(FOR PROPERTIES LARGER THAN 5 BEDS PLEASE REQUEST QUOTE) £48.00 - £192.00 (inc VAT)
                                   
•    Agree with tenant check out date and time appointment
•    Instruct inventory provider to attend
•    Negotiate with landlord and tenant any disbursement of the security deposit
•    Return deposit as agreed with landlord and tenant to relevant parties
•    Remit any disputed amount to Scheme for final adjudication
•    Unprotect security deposit
•    Instruct contractors; obtain quotes; organise repairs /replacement/cost of any broken or missing items

Cases requiring court action
•    Court Attendance £60.00 (inc VAT) per hour
•    Court paperwork for repossession of property £72.00 (inc VAT)

Re-direction of post overseas AS PER COST

Proof of ownership
•    Land registry search (if required) £12 (inc VAT)        

In the event of changing from a fully managed service to self management the charge as listed for tenant find will be levied.
