Guaranteeing Student Rentals
At times students who rent property through ourselves need to have a guarantor who will act on their behalf to ensure their obligations are met–including payment of rent. The guarantor’s responsibilities are outlined in the tenancy agreement which will be sent to any prospective guarantor, usually a relative of the student,on request. We will run a confidential credit check on anyone who intends to act as a guarantor and will require them to verify their identity and UK residency. If for any reason a prospective guarantor fails the credit check, the student will be required to propose an alternative guarantor, or if this is not possible, they will be required to pay a larger deposit and/or all rent in advance.
