Letting - Landlords

Tenant Find Only

For landlords who wish to manage their property themselves, a fee of 7.2% (Inc VAT) applies, for this we offer a comprehensive tenant find service, which includes: 

  • Inventory preparation and check in - Testing smoke and CO alarms, condition check including photographs, basic legionella testing, opening meter reads and updating suppliers/local authority (Council tax)
  • Valuation and marketing strategies - Photographs, option of drone photography, advertising boards where possible, viewings, etc.
  • Accompanied viewings
  • Execution of negotiations on tenancy arrangements
  • Obtaining written references - ID checks, Right-to-Rent check, financial credit checks, references from current or previous employers, landlord, etc.
  • Contract negotiation - Amending and agreeing terms, agreement preparation and all associated Deregulation paperwork
  • Contact with utility suppliers and local authority to advise of tenant’s occupation and responsibilities
  • Collection and transfer of initial months’ rent & monthly statements
  • Collection of tenant’s deposit and 1st registration under the Deposit Protection Scheme
  • Annual registration under the Deposit Protection Scheme - £36 including VAT
  • Quarterly visits to check the property and provision of a report of findings - £60 including VAT
  • Limited Tax Advice - NB. We always strongly recommend to also consult a Tax accountant

Please note that some of the following costs are mandatory and must be carried out by law before the tenancy commences, we shall advise you appropriately;  

  • Annual Gas Safety Certificate

  • Redirection of post overseas
